Planning Application Fees Set to Double

Planning application fees across England have been legislated by the Government and are set to increase from April 1st 2025.

Householder fees for applications for alterations/extensions will more than double to £528 from the 2024 cost of £258. For smaller ancillary works, the cost remains almost the same as 2024, with just a small inflationary uplift to £262.

View the Government’s guidance on whether you will need planning permission for your building project and find your local planning authority (LPA). The Planning Portal also has some useful information on when planning permission may be required.

You can also read our blog post ‘Do you need planning permission for your extension’ for a general overview of permitted development rights. It is always a good idea to check with your local council to confirm whether you need planning permission for your specific project or to consult with an architect.

Planning permission approval is usually valid for three years from the time the local planning authority grants it.

What do you need to submit for a planning application?

To submit your application, you’ll need plans for the site, including a site and location plan, supporting documentation such as proof of ownership, correctly completed forms and the application fee. Local planning authorities may also request specific documentation that needs to be submitted with your application, and these can vary depending on the type of application you’re applying for.
